St George, Utah

He's the father of four children and has been married to his wife, Adria, for 19 years. The Sierra Homes entry was set to be completed a month before the parade. I’d love to know the stucco color on this Raykon home. I can’t wait to share more of this amazing home with you guys in a few weeks. Raykon and Four Chairs did such incredible work on this home. This event has a long-standing tradition of displaying a variety of spectacular homes and introducing exciting new trends to attendees across the state.

In June, nearly 35,000 bootie-clad people attended the Utah Valley Parade of Homes. On average, each ticket holder visited 11 of the 40 homes. In case you missed it, or didn’t make it to every artfully designed and decorated home, we’ve got you covered with this photo essay. Over the next 40 photos, we share our two cents on million-dollar rooftops from the 2019 Utah Valley Parade of Homes. We’ll also let you in on the behind-the-beams stories from the builders themselves. Take a tour from House #1 to House #40.

Bringing Dreams to Life

That yellow limestones could be Austin stone or Texas Limestone. I think I better stop here for today otherwise, if I add more images, the post would not load properly. If you want to see more inspiring homes, you can find “Part 2” of the recap here. This home really took my breath away and I can’t wait to share more of this home in a couple weeks with you guys.

There were so many little details that I spotted in this home. In the bathrooms, I loved the wood planked ceilings, oak cabinetry balanced with white subway tile. By the way, I saw quite a bit of black tiled floors during the tour including matte black hexagon and various versions of black slate tile. Tickets are nonrefundable and nontransferable.

Beautiful new homes set among breathtaking landscapes only found in Southern Utah

The office off of the entry in this home was painted the most beautiful shade of dark rich blue/gray. The color is Sherwin Williams Grays Harbor. I loved that they also painted the cabinetry the same color for added drama. Most of the homes that I saw on this year’s tour had the two-toned mix of wood and painted cabinetry, which is such a beautiful combination. Virtual Tours available beginning February 22nd. You will need your ticket number and virtual tour code.

I saw everything from dark painted shiplap accent walls to patterned grids like this. While I fell in love with the whole home, I especially loved the kitchen and the mix of natural wood and white cabinetry. If you’re looking to build or simply remodel/redecorate a room a two in your home, you will for sure find lots of ideas and inspiration from these parade homes. Bring the e-ticket to any Parade home and you will receive a magazine.

Parade of Homes Show - Utah

That beautiful cabinetry paint color is Farrow and Ball Light Blue #22. The countertops are Cosmos Taj Mahal in a leathered pattern. It was such an inspiring home and I’ll be sharing the full home tour in a couple weeks because I took so many pictures. They also used Boothbay Gray on the main double door entry. So gorgeous mixed with the limestone. The builder told me that the beautiful floors throughout the home are an engineered wide-plank oak.

While her first language is sarcasm, Rebecca dabbles in English and Russian to achieve her lifelong dream of being a journalist. Rebecca manages UtahValley360.com for Bennett Communications. Follow her on Twitter @rebeccalane. Running for only three weeks, the homes are open Tuesday-Saturday from noon to 9 p.m., but are closed Sunday and Monday. The Shelby Homes entry was noteworthy for a pair of antique doors that drove much of the rest of the look for the home.

The Boothbay Gray and the light blue cabinets are so serene and fresh looking. Thank you for bringing these photos and information to us. I’d like to ask about a simple feature and that is the mixture of hardware used on cabinets. How do you know when to mix a bar pull type with a button/mushroom knob? In one home, there were three types of pulls in one area.

utah valley parade of homes 2019 map

I am so curious to find out where this stone came from. In yet another bathroom, the cement tile patterned floor really added beauty and drama. Patterned cement tile floors continue to be popular this year during the tour and a great way to add a pop of drama to a bathroom. The best of the best in home design, building and products.

I just don’t want to have to scrape the texture off of the walls! The exterior of this 11,582 square foot home is a combination of stucco and white limestone. The black window frames add such beautiful contrast. Accent walls painted in these dark moody colors are such a great way to add that moody drama to a space without painting the whole room and keeping it light and airy. In fact, I shared some inspiring accent walls and paint colors here if you’re looking for more accent wall inspiration.

I love the idea of not having to hang and take down lights each Christmas. I loved that they used the same limestone in the home on the fireplace. I was really inspired by the mix of brick cut and narrow linear cut. Next up is another jaw dropping home nestled into a mountain high up above the Utah Valley. This next home that I toured was located in Alpine, Utah and was built by Patterson Homes. It was designed by Brandalyn Designs.

Why RV Parks Trade At Around 2 Points Higher Cap Rates Than Mobile Home Parks And How To Use That As A Tool To Make Better Buys If An RV Park Is Your Goal

That’s because such a property would be making a lot of money relative to the amount invested in it. On the other hand, a lower cap rate indicates that you’re investing more money into a property that will provide a lower return on investment. If you’re comparing a number of properties for sale, you’ll need to do it multiple times. Imagine calculating the cap rates of dozens of properties until you find the best one. Knowing the cap rate on a potential investment is important, regardless of your preferred property and investment strategy. The type of property can be single family, multifamily, condo, or townhouse.

Local banks are typically the only option if a park investor would like to apply a value to the chattel park-owned homes and be able to borrow against them. These banks will take into account the income generated from these homes along with pad rents and make a lending decision based on the cash-flow, strength of the investor, and any banking relationship they may have in place. However, mobile home parks have low turnover because it costs the tenant thousands to move their home out of the park. Most mobile home park owners plan to stay for at least 5 years. So much so that mobile home parks have the highest cap rate of any real estate niche, at roughly 7-10% nationally.

Benefits of Investing in Manufactured Home Parks

Earlier this year I closed a multifamily loan on a B class property in Santa Monica, California at a 3.25 cap which made perfect sense in that neck of the woods. RV parks and mobile home parks have completely different approaches. Mobile home parks are more attractive to passive owners because the residents are extremely “sticky” , the residents pay for their own utilities via submetering, and there is little in the way of common areas or management intensity. RV parks, on the other hand, have customers who can stay as little as one night, the park pays all utilities without any billbacks, and there are widespread amenities leading to additional labor costs and management intensity. Manufactured homes are built using high-quality insulation, which helps with both heating and cooling the space efficiently as well as minimizing sound transference.

If the seller gets paid in cash, they have to pay income tax and then put it in a CD or Treasury Bill for maybe 1%. If they seller finance, on the other hand, they only pay tax as they receive the payments and they get around 4% to 5% on the debt – that’s four to five times more annual income to them as investors. One of the most attractive and growing investment property types, manufactured housing communities fulfill a much-needed supply of affordable housing. Additionally, it’s a less hands-on investment because many manufactured home park tenants do not move on a regular basis, with 98% of mobile homes remaining in the same location after the second year. On the other hand, apartment tenant turnover can be as high as 60%, which means that investors have to spend money and time finding new tenants on a regular basis, cleaning and repairing apartment units in between tenants, and so forth.

Major points to consider when buying a mobile home park

Thirdly, because of the stress the coronavirus put on the economy, almost all apartment starts were either delayed or canceled. A fifth factor is that multifamily properties are without doubt the most popular type of commercial property and are even more in demand. Mobile home park investments tend to trade at a capitalization rates anywhere from 1-3% percentage points higher than comparable quality multifamily assets.

If you want to look outside your area or have run mobile home parks before, there are generallistings platforms that you can search on, such as Loopnet, CREXI, and MobileHomeParkStore.com. You can also do some research and reach out to local park owners yourself. Send letters asking owners to contact you if they are looking to sell, or speak to local bank managers. But, new mobile home parks aren’t being developed often due to government zoning changes.

Is There a Better Alternative for Computing an Investment Property’s Cap Rate?

So how do you know if you are buying at the top of the market? If there are very few properties for sale in the property class and neighborhood you are shopping in, and almost no new construction starts, this is a sign you are purchasing at the top of the market. It is essential to look at the relationship between low cap rates, low net operating income, and how much time it might take you to raise rents and realize the return on your investment. Manufactured homes, when rented and located in a quality park, often generate high capitalization or cap rates – on average between 7-12%.

And then compounding the problem taking too much time to complete the construction. Most buyers are indeed paying too much for commercial properties when cap rates are historically low, rationalizing that rents can be raised over time. If it is going to take more than a year for you to reach the cash on cash return you want by raising rents, you are likely paying too much for the property. Now that unemployment and GDP are beginning to return to normal, there will be more apartment construction starts which should eventually supply more units in the market than demand. While the demand for quality, affordable housing increases, the supply of mobile home parks is diminishing.

Apartment and Multifamily Loan options.

With the uncertainty of actual repositioning expenses, future market rents, new construction starts, rental concessions, and absorption times, this can represent a large risk. Historically, value-added investment real estate made sense only when buying at below market value. As a mortgage banker that has made loans on rehab projects since 1997, the largest risk I see today is overpaying for a building and then going over your rehab construction budget.

You can get offsite professional management but most often parks are managed by an individual or a couple living in the park who can oversee most all aspects of management. In exchange for management their pay is usually free pad rent and depending on the size of the park they may also receive an additional monthly salary. Location may be the primary way of determining both short term and long term value. If in a well located area the land value alone is always a good investment even if the cash flow from the rental income were to completely stop. This would not be the only reason for buying a park but certainly must be considered.

How To Finance A Manufactured Home In A Park?

Not every park has all of these expenses and some have additional expenses but this is a good starting point. The value of roads, clubhouses and other common area improvements can be maintained with periodic capital expenditures averaging $125/site annually. If you are reading this, you are likely already thinking about a non-recourse bridge loan and now wondering what this has to do with a death in unit 146B. Nvestors can purchase the entire mobile home park and lease each pad to residents that either rent or own a mobile home. Manufactured housing is viewed as a major part of the solution to the nation’s lack of affordable housing, providing an affordable option for residents seeking home ownership in comparison to other housing options. Communities in the northeast and coastal metropolitan areas, where affordable housing is less attainable, have benefited the most. The rate of rent growth has tapered with year-over-year rent growth for the second-quarter 2020 reported at 1.5 percent.

Reonomy Off-Market Mobile Home Park Search

This requires some hands on effort to get the park up and running with efficiency again but can be well worth the investment. Mobile home parks allow you to acquire more units for less money. It’s the lowest cost investment per unit of any real estate asset class. Mobile home parks provide affordable housing for low-wage earners in the U.S., and with that, also provide stability to owners in the case of a declining or depressed economy. Due to the flaws in the first two methods I put all my efforts into valuing a mobile home park using the Income or Market Capitalization method.

Some properties show the immediate ‘pride of ownership’ while others are neglected and in much need of repair & maintenance. That said, both parks though different in appearance can provide the same returns at the outset. However, over time the neglected one will have need of much more cost in repairs if not regularly maintained.

Multifamily Properties 2022

This is followed by the recovery phase when unemployment has gone down and GDP has gone up—this is a great time to buy. Then comes the expansion phase – the beginning of which is still a good time to buy. But because it is now a seller's market, prices are going up again. Next comes the hyper-supply phase which is the worse time to buy. Prices are just too high, cap rates are insanely low, but there is an oversupply of units on the market due to new apartment building starts and completed rehab projects.

CAP rates on parks with a high density of mobile homes tend to run higher than pad-only parks. The investor must deal with the maintenance of these homes and a higher tenant turn-over rate. When we finance at 90% LTV, it is almost always on a property with park-owned homes. The additional cash-flow from these homes off-sets the higher leverage and interest rate. These can be great opportunities for the investor willing to deal with the additional demands of this type of park. But despite their returns, only about 20% of mobile home parks in the country are professionally owned, leaving the remainder of the market up for grabs by investors looking to begin or diversify their investment portfolio.

Evaluating Mobile Home Park Investments

Differences in expense ratios, occupancy levels, and space rents can make one park worth 30-50% more or less per space than a similar park down the road. Since the value of mobile home parks is tied to their income, it is significant that lot rents have been growing a pace far higher than inflation for the last decade. Thanks to the decline of the U.S. economy, coupled with stratospheric increases in apartment rents, the affordable housing sector has been able to amass large annual rent gains, and will be able to continue this into the future. It is important to note that mobile home park lot rents are insanely cheap at a U.S. average of $280 per month, and could double and still be cheap. After determining what is an acceptable cap rate you need to rework the profit and loss statements you receive from the seller or broker.

Alternately you can have the owner/tenant pay a nominal down payment and then hold the mortgage on the remaining balance and get paid out over, say 4 years at 10% interest. This guarantees you a good return on your Seller financing, a tenant that won’t leave after having invested in his own home for months or years and steady pad rental income. While demand for quality, affordable housing increases, the supply of mobile home parks is diminishing. With historically high inflation, rising interest rates, and the gross domestic product being down for two consecutive quarters, a recession could be looming around the corner.

Dos and Don’ts of Evaluating Mobile Home Parks

On the other hand, apartment tenant turnover can be as high as 60%, which means that investors have to spend money and time finding new tenants on a regular basis, cleaning and repairing apartment units in between tenants, and so forth.

mobile home park capitalization rates

Many mobile home park investors often ask why lenders typically do not use the total cash-flow from a property with park-owned homes. The answer is that the majority of these mobile homes are considered personal property. As lenders are collateralizing their loans with real estate only, any personal property or chattel property is not considered in the value.

How Much Are Manufactured Homes?

So how do you know if you are buying at the top of the market? If there are very few properties for sale in the property class and neighborhood you are shopping in, and almost no new construction starts, this is a sign you are purchasing at the top of the market. It is essential to look at the relationship between low cap rates, low net operating income, and how much time it might take you to raise rents and realize the return on your investment. Manufactured homes, when rented and located in a quality park, often generate high capitalization or cap rates – on average between 7-12%.

Establish a relationship that could then lend itself to future funding. These securities are being offered under an exemption provided by SEC Regulation D Rule 506. Amenities – you can also have additional amenities such as a meeting hall, a pool, laundromat, additional RV parking and charge rent for all these additional services.

So the normal net income of an average mobile home park space in the U.S. is $2,016 per year. If you multiply that by the number of lots, even a 50 space park makes over $100,000 per year, and a 250 space park can make around $500,000 per year. Those are pretty big bucks, and much higher than most people realize those “trailer parks” are able of producing. The cap rate is an ROI metric that is most valuable when used to compare against similar rental properties for sale. That is, properties with a similar location, of the same type, and which are valued at the same point in time. So before you set out to buy a rental property, make sure you understand how the pricing for rent rates goes and set the appropriate price that will give you a positive cash flow.

However, not all locations offer this type of investment return by way of cap rates. According to Mashvisor’s October 2022 data, the median traditional cap rate in the US is 2.82% . On the other hand, the median cap rate for Airbnb properties in the country today is 4.32%. A look at why mobile home parks are one of the best investments in all of commercial real estate, and how to discover a park worth investing in. Age-restricted or 55+ communities are better insulated as residents depend on pensions and other government subsidies to afford pad-rent.

Mobile Home Income in Park Valuation

The quality of construction of these homes are now of superior quality as they are built in indoor temperature controlled environments and government inspections. The size of homes has also greatly increased from the original 1970’s 12’ x 56’ trailer to currently 16’ x 76’ or even double wide homes of (24’ x 60’). In another example, suppose the park has an NOI of $80,000 and is priced at 1 million.

A 2018 report compiled by Harvard’s Joint Center for Housing Studies found that the number of renters who spend 30% or more of their income on housing each month (those deemed cost-burdened) is rising year after year. Since manufactured homes can be built for a fraction of the cost of site-built homes, they are a desirable affordable housing option for tenants. How to Find Mobile Home Parks

The sales comparison method is also flawed in most cases due to the lack of quality and recent comparables to select from. Mobile home parks have been increasing in value over the last few years as has other real estate. With relatively few sales to draw from, an appraiser will typically use sales from a couple years ago and sales from markets 100 miles or more away from the subject property. Even if there is a similar sale in the same market and in the same condition, one mobile home park can be much more attractive than the next.

mobile home park capitalization rates

It is why you’ll see lower cap rates to be the norm in such neighborhoods. In other words, this is the perfect balance between the rate of return on a rental property and the level of risk that it brings. Cap rate for rental properties is, you first must identify how much risk you’re comfortable exposing yourself to. First, the term “good” is more subjective than it is objective. Thus, the short answer to what is a good cap rate depends on how you’re using the cap rate in real estate. Furthermore, cap rate in real estate has become synonymous with risk.
